A 558-acre ranch near Bondurant, Wyoming, remained on the market for 14 months despite a price cut from nearly $20 million to $15 million. The property, known as Miner Creek Ranch, had been listed in July 2025, but the lower asking price did not bring a buyer.According to Cowboy State Daily, the owner then hired an auction house to organise a no-reserve auction, with the property scheduled to be sold to the highest bidder on September 24.A marketing campaign for the auction soon brought around 40 prospective bidders to the property during a 36-day period. Before the auction could even take place, one of those interested buyers made an offer below the $15 million asking price.
The offer ended the 14-month wait in just 36 days after the auction campaign began.According to those involved in the deal, the sale shows how putting a deadline on a luxury property can change the way potential buyers respond.
Creating urgency for buyers
The Miner Creek Ranch is located at 101 Miner Creek Road in Sublette County, about 35 miles southeast of Jackson. The property sits on the edge of the Bridger-Teton National Forest and includes a large residence, guest accommodation and other buildings spread across the 558-acre compound.
The ranch was originally listed for nearly $20 million in July 2025. Its asking price was reduced to $15 million in October, but the property still did not sell during the following months.The owner eventually hired DeCaro Auctions International to arrange a no-reserve auction. Under that plan, the property would have gone to the highest bidder, with no minimum price protecting the seller.According to Mario Vargas, CEO of DeCaro Auctions International, luxury properties in Jackson Hole are not usually sold through auctions.
He said it was even less common for one to sell before bidding had started.

The remodelled home has four bedrooms, 4½ bathrooms, and an office suite with a sauna, hot tub and cold plunge.
“We don’t typically sell properties pre-auction. Nor are we really soliciting for that. But the process, the advertising we do, the marketing campaigns we do, the reaching out to our database and personal contacts that we do, really created a ton of buzz. It’s almost like we had an auction before the auction,” he said, as quoted by Cowboy State Daily.Vargas also said that auctions can also help sellers determine what buyers are willing to pay when a property is difficult to price. “When properties become unique, this is a great way to say, and you can imagine the listing agent’s difficulty, it’s like, ‘Ok, how do I price this property? So this is one way to say, let’s see what the market tells us,” he said.
About 40 prospective bidders
The auction campaign brought around 40 prospective bidders to the ranch over 36 days.
The interest was enough for one potential buyer to decide to act before the scheduled auction.The buyer made a pre-auction offer below the $15 million list price, and the seller accepted it. The property therefore did not reach the September 24 auction date.Live Water associate broker Latham Jenkins says setting a date can change the way buyers approach a luxury property."It puts a date on a decision. In a traditional luxury listing, buyers can feel like they have all the time in the world.
An auction creates urgency," Jenkins said.
What Ranch includes
Miner Creek Ranch is anchored by a 4,600-square-foot main residence built with rustic white logs and smooth river rock. The house has vaulted ceilings and large picture windows overlooking the mountains and surrounding landscape.The residence was remodelled in 2020 and has four bedrooms and 4 1/2 bathrooms. It also includes an office suite with a sauna, hot tub and cold plunge.A boardwalk outside the main house leads to one of two geodesic domes on the property. The compound also has a four-bedroom guest house with Smart Home integration and two separate guest cabins.A two-bedroom apartment is located in the loft of a 1,875-square-foot horse barn. The two geodesic domes are used for corporate retreats, larger gatherings and yoga.Avery Irwin, experience director at DeCaro Auctions, who travelled from Florida to manage the property’s auction said the setting made a strong impression on him.“I’m coming from Florida. So I don’t see much in the way of hills or mountains. Stepping into this home, I immediately saw the national forest and the mountains in the background, and it was just something that really blew me away,” he saidIrwin also said the property looked different in person compared with photographs. “That’s what really captivated me at first. The pictures don’t really do the place justice. You feel completely separated from everything else. Our views are just unencumbered. You see everything out in the distance and it’s really quite beautiful,” he said. Because the ranch directly borders public land, Irwin said the property also feels larger than its 558 acres.
